The Challenge
Silver Maple Motel had an underperforming restaurant space within the property footprint. Ownership identified an opportunity to increase room inventory and improve revenue generation without expanding the building.
The existing restaurant layout required full interior reconfiguration, mechanical integration, new bathroom construction, and infrastructure adjustments to convert the space into two fully operational guest rooms.
The project required structural modifications, coordinated plumbing and electrical work, and sequencing within an active hospitality environment.
The Solution
Emstone executed a structured commercial interior conversion, transforming the former restaurant into two independent motel units.
- The space was partitioned and reconfigured to create separate guest rooms, each with a newly constructed 3-piece bathroom. Plumbing systems were extended and integrated to support showers, vanities, and drainage requirements.
- Electrical systems were segregated to provide independent circuits and operational reliability for each unit. Ventilation and lighting were adjusted to align with hospitality standards.
- Commercial-grade vinyl flooring and durable interior finishes were installed to ensure longevity and ease of maintenance. Door modifications and envelope adjustments were completed to support guest access and comfort.
Work was phased to maintain operational continuity across the property.
The Outcome
The restaurant-to-room conversion resulted in two newly created, revenue-generating motel units within the existing building footprint.
The property increased room inventory without new construction expansion, improved asset utilization, and modernized infrastructure to support long-term operations.
