Project Overview

When a devastating fire severely damaged a large portion of this motel, destroying the roof system and affecting more than 65 guest rooms, the hotel owner needed a commercial contractor capable of stabilizing the structure, rebuilding safely, and restoring the property to full operational status.

The property required extensive reconstruction, including structural remediation, complete interior gutting, new roof systems, and full suite restoration. Emstone was brought in to lead the rebuild, manage safety compliance, coordinate trades, and guide the hotel owner through a complex multi-phase project.

It was a full-scale commercial restoration project with a goal of bringing the business back to life.

The Challenge

Knights Inn in Lindsay sustained fire damage impacting both structural and interior components of the property. Portions of the roof system and trusses required reconstruction, while multiple guest rooms experienced mechanical, electrical, and finish-level damage.

Beyond restoring interiors, the structural integrity of the building envelope had to be reinstated. At the same time, the property required a recovery plan that would allow room inventory to return to service as efficiently as possible.

For hospitality assets, prolonged downtime directly affects revenue and operational stability.

The Solution

Emstone executed a structured restoration plan beginning with structural recovery.

  • Damaged roofing sections were removed and rebuilt, including truss reconstruction to restore structural stability. The roof system was reinstated to protect the building envelope and prevent further exposure.
  • Interior restoration followed, including removal of damaged finishes and replacement with durable commercial-grade materials. Guest rooms received updated vinyl flooring, repaired drywall, fresh paint, new lighting, and reinstated bathroom fixtures.
  • Fire-affected HVAC systems were replaced with new PTAC units to restore climate control performance. Electrical systems were adjusted and breakers upgraded where required to ensure safe and compliant load distribution. Plumbing lines were repaired and reconfigured to reinstate full bathroom functionality.
  • Door frames were reconstructed, locks upgraded, and a master key system implemented to enhance property-wide security.
  • Work was sequenced in phases to manage restoration efficiently and support controlled room turnover.

The Outcome

The Knights Inn restoration reinstated structural integrity through roof and truss reconstruction while restoring multiple guest rooms to operational standard.

The property regained stabilized building envelope protection, upgraded mechanical systems, refreshed interiors, and strengthened security infrastructure.

Room inventory was returned to service with improved durability and mechanical reliability.
